In addition to the type of capital and phase in the asset's life, investors can focus on various types of property to a capture value in different macro-economic trends.

Multi-Family​

These investments focus on residential properties that house more than one tenant. Common properties in this category include apartments, townhomes, and condominiums.
Industrial​
​
With the rise in e-commerce, industrial assets have been an area of high interest. Industrial assets can cover storage and distribution sites, manufacturing facilities, and other industrial uses.


Self-Storage​
​
​Storage facilities that allow tenants to rent space on a short-term or long-term basis where they have access to their own locked units, which they can typically access 24/7.
Office​
​
​An asset class that drew much attention during the COVID-19 pandemic, office space is a large asset class globally. These spaces range in size and lease type depending on the tenant's needs.


Retail​
​
​Retail assets can include the neighborhood bookstore and shops, suburban strip malls, and large department stores on Michigan Avenue in downtown Chicago.
Hospitality
​
​Restaurants and hotels make up the largest portion of this category of real estate. This also includes resorts and other recreation and clubs such as golf courses, fitness centers, marinas, wineries, and more.


Mixed-Use​
​
This is typically a combination of multi-family with a retail/hospitality component. Often times zoning will require the ground-floor of a building to include restaurants and shops while the remaining floors can be housing
Healthcare
​
​A more niche and specialized strategy, healthcare real estate focuses on medical use buildings such as hospital campuses, medical offices, ambulatory surgery centers, and other healthcare facilities
